Before I answer that question, if you’re still at the stage where you’re wondering ‘is remortgaging right for me?’ then you might want to read our article entitled should I remortgage?

If you’re fully up to speed on the potential benefits of remortgaging, then read on.

Yet regardless of where our clients live, they ALL have something in common, which is that they will be contacted around four months before their current mortgage deal ends and alerted to the fact that they are about to fall onto the standard variable rate mortgage.

We do this not because we’re a team of pushy mortgage brokers, but because if we can save our clients money by helping them to get a better mortgage deal as a result of simply offering a good mortgage brokerage service, then a) we will be partly responsible for making a customer happy, and b) good service helps retain good clients. Other excellent mortgage brokers do it – many don’t.  If you’re in the process of finding a good mortgage broker, then always make sure to ask them if that’s a service they provide as standard.

However, if you’ve come upon this article and you’re not one of our customers, the title of this article may well resonate with you – and the answer is, give or take, four months.

Why four months? Firstly, because getting a new mortgage can sometimes take longer than you think and secondly, why put yourself through all that last minute stress and panic by leaving it to the last minute.

Allowing yourself enough time to move comfortably from your existing mortgage to a new one will have a huge psychological benefit and help you on your path towards getting a stress free mortgage.

Of course, if you really want stress free mortgages then my advice is to use a trusted mortgage broker, who will not only let you know when it’s time to start looking for another mortgage, but also do the looking (and the applying) for you.

Should I remortgage?

This is a question that we hear time and time again. Thankfully, as a Guildford mortgage broker, it is one that we can answer.

However, before we get into the detail, it’s worth pointing out that recent data released through UK Finance revealed that 46,900 new homeowner remortgages were completed in July – over 23% more than the same period in 2017.

Furthermore, the value of renewed borrowing in July was £8.7 billion, which equates to more than 26% than in July 2017.

Is the UK a nation of intuitive homeowners, given how The Bank of England raised interest rates to 0.75% the following month? Or were these homeowners simply savvy and preparing themselves for an interest rate rise on the basis that, after years and years of low interest rates, it was only ever going to go up?

The simple fact is that there’s nothing like an interest rate rise – or even the threat of interest rates rising – to sharpen the focus of those with mortgages. After all, nobody wants to be caught short and faced with increased monthly mortgage payments that stretch the realms of affordability.

Recent interest rate rises do seem to have pushed the amount of remortgaging in the UK to a new high. However, regardless of interest rate rises – real, impending and possible – here are a number of reasons why you should consider remortgaging:

1. Beat further interest rises

As I’ve just covered, remortgaging – particularly when it comes to fixed rate mortgages – could protect you from interest rate rises and ensure that your outgoing monthly mortgage payments remain fixed in line with your monthly income (or at least fixed at a level you’re comfortable with). With many fixed rate mortgage options covering periods of up to 10 years, those who like to know where they are when it comes to mortgage payments my find this appealing. But remember, The Bank of England can also lower the interest rate at any time, too.

2. Avoid the SVR

If your current mortgage deal is about to end then you are likely to be switched over to the lender’s standard variable rate (SVR), which is highly likely to be higher than the one you’re on right now. Remortgaging is a great way of arranging a mortgage with a preferred rate and avoiding the SVR.

3. The equity in your property has grown

If the value of your property has increased since you took out a mortgage, then you may fall under a different loan to value bracket. If the loan to value ratio is smaller, then you might qualify for lower rates.

4. You’re tired of the inflexibility of the fixed mortgage

Whilst the fixed rate mortgage is great for those wanting security and consistency, they often come with a few negative aspects, too. For example, they tend to place limits on how much you can overpay – and penalise you if you pay more than is allowed each year. For example, if you were to receive an inheritance that would, in theory, pay off a significant amount of your mortgage, you may find yourself unable to do so without incurring fines. As part of the remortgaging process, you can wrap any windfalls into the new agreement, thus avoiding fees and arranging a new mortgage with a much smaller balance.

5. You are looking to borrow more, not less

People are always looking to move into bigger and more expensive properties. If that’s you, then there may be competitive mortgage deals available that enable you to borrow more capital without the monthly repayment being as big as you might think it would be.

New Year, New Mortgage (but don’t leave it too late)

Now that the New Year is fully underway, we’re urging our clients to start taking steps towards getting a new mortgage.

Whilst there are still a few lenders that are yet to increase their rates in line with the recent interest rate rise, the majority have already done so. Now, if you’re on a fixed rate mortgage then this won’t affect you.

However, if you’re currently on the standard variable rate (SVR) – or are about to enter the realms of the SVR – then this may be of interest.

1. Some lenders still haven’t raised their rates

For those who haven’t been thinking about their mortgage and what the interest rate rise means for them over the last few weeks, there’s still time to switch to a pre-interest rate rise mortgage deal – but you’d better be quick.

2. Beat the New Year rush

Whilst 2018 is in full swing, it can often take a few weeks before people start to really think about their next mortgage move. In fact, sometimes it’s February before the mortgage market really gets going. Put simply, if you act fast we can get you ‘mortgage-ready’ before everybody starts to want to do the same thing.

3. To rise or not to rise

There is already speculation that the next interest rate rise could come as early as May 2018, which means that if you haven’t already noticed the difference to your monthly mortgage repayments, then you may well do if the next interest rate rise comes as early as spring.

The Help to Buy scheme is over… but it’s not the end for first time buyer mortgages

As the saying goes, ‘nothing lasts forever’. Government priorities have a habit of changing (as do Prime Ministers) and with that comes changes in policy.

And it would appear that this is what has happened following the news that the once lauded and very popular Help to Buy Scheme is to come to an end in December. The good news, however, is that it’s only the Mortgage Guarantee element of the scheme that is scheduled to end; its other components including Shared Ownership, Equity Loan and Help to Buy: ISA, remain available.

The Mortgage Guarantee element of the scheme, which has enabled lenders to purchase a guarantee on mortgage loans and, as a result, offer homebuyers – first time buyers in particular – high loan to value (LTV) mortgages of between 80 – 95%, has made homeownership accessible to those with limited access to a deposit. In fact, according to figures*, since the scheme’s launch in January 2014 it has been behind over a staggering 89,000 mortgages.

The question now, however, is whether or not high LTV mortgages are over and, along with it, the chance of homeownership for those who, without the scheme, may have struggled to secure such a highly geared mortgage.

The answer remains unclear and there is much speculation. Many are of the view that as we enter 2017, high LTV mortgage products will diminish. Others believe that even without the government’s support, the first time buyer market is buoyant and can withstand the removal of what many regard as a crutch.

For those who have earmarked the New Year as a time to put their deposit to good use, then here are three things to remember:

1. Lenders need first-time buyers (or those who require a high LTV mortgage which, given how growth in property values has eclipsed growth in wages, is a huge proportion of the population).

2. Whilst the Help to Buy Scheme has undoubtedly been incredibly helpful, the 95% mortgage was already making a post-recession comeback even before the scheme was launched, and therefore it isn’t necessarily the panacea that some have come to believe.

3. 95% mortgages aren’t exclusive to Help to Buy. Put another way, even during the scheme’s lifetime those applying for a mortgage could still access 95% mortgages without going down the Help to Buy route.

As a Guildford mortgage broker that has been getting a 95% mortgage for many of our clients, we feel relatively at ease by the confirmation of the Help to Buy Scheme’s closure. Why? Because as a mortgage broker, with access to a comprehensive panel of mortgage products, we know that there is a plethora of options available that match a huge demographic of people.

For the general public securing a mortgage is often perceived as a binary process; it’s either black or white, yes or no. For a mortgage broker acting on their behalf there are many shades of grey in-between and it’s our job to explore, unpick and navigate them in a way that secures the right mortgage deal for them.

So, whether you’re a first time buyer or someone who was relying on the Help to Buy Scheme to get on the property ladder, don’t rule out homeownership just yet.
